How to Start Vacation Rental Investing

It's not a Lifestyle Asset if it doesn't have these 3 things. (Does yours?)

At Vodyssey, we do not teach new and experienced investors how to succeed with Short Term Rentals -

We teach you how to acquire, manage, and market Lifestyle Assets.

All Lifestyle Assets are short-term rentals, but not all short-term rentals are Lifestyle Assets!

There are 3 P's that make a Lifestyle Asset a Lifestyle Asset.

If a potential investment doesn't meet these 3 criteria, I'm not interested:

1. Profitable -

For many people, owning a vacation home is about having an ideal place to vacation and having rental income assist with some of the expenses.

There's nothing wrong with that model, but it is not what we do.

We invest in Lifestyle Assets that are profitable, where rental income not only pays all the expenses, but throws off cash flow. If it won't get us a solid cash-on-cash return, we're not interested.

Understanding how to find and analyze a deal like this, how to choose the right financing strategy, and how to actualize that market potential by mastering your listing, guest experience, and marketing is a huge piece of what we do.

2. Passive -

You can make more money managing your own properties for sure. And some of our members do and do a great job with it. However, these are the exception, not the rule.

We're not getting into a Lifestyle Asset to have a second job or side hustle. We're putting our focus into setting up an asset that will be passive for us as soon as it's set up, live, and optimized.

This means choosing a professional management partner as a part of your dream team who will manage the day-to-day for you. If it's not passive, it's not a Lifestyle Asset.

3. Personal Use -

Not every Lifestyle Asset Investor visits their property each year; however, it's a huge part of a Lifestyle Asset -

Not just because it's about making memories with your family, but because success in this game is about understanding your market, and there is no better way to do that than to cater to guests who are like you.

The best guest experiences are based on understanding the profit drivers in the area and the kind of experience your ideal guest wants - and that is made possible by your own love of the area!

If you're in real estate already, ask yourself if your current assets or the ones you're looking to acquire next meet these criteria - and if not, why not?
